We’ve been watching as the West 3rd Street City View Retail Center has been going up at 8231-8243 West 3rd Street, designed by Abramson Teiger Architects. The temporary walkways to make room for construction have been taken down recently, so the building is now in full view at the corner of West 3rd and Harper on the north side of the street. Toast is adjacent on Harper, and shops Ethel, Duncan Quinn, JL Marks, Hillary Rush and Petro Zillia are across the street on the south side of West 3rd. During the day, the concrete building is highlighted in orange at the second and third level parking, and at night, bright blue lights further accentuate the complex… (The “for lease” sign, day shots after the jump.)
The “for lease” sign offers spaces from 1,200-11,000 square feet, suggesting various potential retail configurations, ranging from a handful of tenants to one major one to take up the entire space. What would you like to see come into the center’s retail spaces?

I can’t envision ANY retail that can afford the rents – other than perhaps some big national chain. However, an upscale hair salon, yoga place, or other luxury pampering places might survive. Of course another cafe like Toast or Joan’s will always do well. I’d like to see anything except a discount store.
It’ll do well… as a parking garage. At ~$6 sq ft NNN, nothing is going in there but a nat’l chain.
